I have pictures of the attic and watermarks if it would help. Roofers will typically rule out leaks first, then assume condensation if a moisture problem persists. However, the house is being renovated and has not been heated for months, so there is no temperature differential to cause condensation. The remedy prescribed for condensation is normally more ventilation but I have soffit vents and I can actually feel a breeze in the loft. After installing extra venting, and building another secondary roof with a 60'long roof vent and 2' overhangs on the sides we still had the problem.

Assuming all these are clear and you still have problems then other actions will have to be taken. The next step is probably to install a number of roof tile vents. I have checked the soffits, insulation gap, inlet pipe and all are clear and we have the wafer gaps instaleld so the insulation does not cover the edges. Condensation is most likely to be a problem during cold weather when the loft is at its coldest and doors and windows in the home are closed. Question: Remedy for Condensation Buildup in My Ceiling?
We have a dreadful problem with condensation in our trailer roof. We have pulled down the ceiling, removed the insulation, and cleaned it up. I am wondering if creating a "transition" like the one that exists in a wood attic, ie. "drop ceiling" like situation to create a larger air transition area would work. As for the bathroom do you have a ventilation fan in the ceiling or wall that pulls all the humid air out of there? Hot steamy showers are the culprit but unless you want a cold shower there isn't much you can do except keep the door open when you shower.
I am 100% positive this is condensation, I tore out the living room ceiling and seen all the frozen droplets all over. I re insulated the ceiling and put up 2 layers of 4 mil plastic taped and sealed the plastic, installed tung and groove and it is still coming through. Just to be clear the problem is created when warm moist air entering the loft is cooled and the moisture it contains condenses out as water droplets. As houses with cold roofs get better ceiling insulation then the loft gets colder so the condensation problem gets worse as the energy performance improves.

The soffit is the horizontal board you can see when looking up at the roof from the ground. There should be a 7mm gap between the horizontal soffit and the outside wall, or alternatively the soffit should have holes drilled in it to allow adequate ventilation into the roofspace from outside. If exposed fastener metal roofing had one flaw, it was always the screws with the rubber washer. The rubber washer may deteriorate over time, enabling water to permeate the holes and leak. With the invention of the Pro-Z screw, that risk is gone. They have a thicker washer, and a cap that seals to the panel, protecting the washer from the elements. They are more expensive than regular screws, but the added protection makes them a "no brainer".
The only way to prevent this from happening, is to ensure proper insulation under the metal roof. Most older homes and buildings lack proper insulation. Boarding the loft could have slightly reduced the amount of warm air rising from inside the house into the roofspace, especially if you have holes in ceilings from recessed lighting. And the boarded loft, will also have a small insulation benefit. Both these mean the air in the roofspace is slightly colder than it was, and hence less able to hold as much moisture.
